Property Management Software advise

Hello BP'ers

What software/application do you recommend, one that has abilities to accept rental payments online, tnt. screening, invoicing, etc

Looking one at very reasonable price, since now managing 4 single units, with no stratosphere cash flow, 

I am looking something that can simplify the processes, but does not kill my cash flow.

Any advise will be greatly appreciated

I use Buildium and love it - big time saver.  has all the features you want - around $400 or so for the year for less than 50 units and an additional $99 one time fee to set up online payments.

I dont see how $500 for the year could kill your cash flow so feel the price is reasonable - the time savings alone are worth it.

Seems some folks recommend rentec or something like that - I googled them and their product looks similar to Buildium but unsure how it compares as I have not used it.  (Buildium user for 5 + years)

Keeping spreadsheets is for the birds.  I'm not a fan of them and have never liked Excel.  Buildium and I'm sure other similar programs will allow you to keep your books/run financial reports - IMHO more user friendly and readable than a Microsoft legacy product.  (my comments about spreadsheets are tongue in cheek, no vitriol intended - hard to convey sarcasm online)
