Hey everyone! I've got a question that I have been wondering about. So if I were to buy a duplex that is already being rented out on both sides, would I be able to move in when I bought it? Or would I not be able to because of therenters rights?

I often see small multiplexes selling with month to month leases, at least in one unit, or even a vacant unit. This is to anticipate exactly your situation, making it available for an owner occupant.

A savvy seller will have this situation in place. You can even make closing contingent on the renter vacating a unit. Btw, some have an owner's unit, which may have an attic or crawl space access...

At any rate, they tend to get the unit vacated for you because  no gets paid (seller, realtors, etc) unless it vacates, so you would be surprised how effective they can be at getting it done to do the deal...but if long term leases are in place and renters are not going anywhere, it may not be  a good fit for an owner occupant....
