How does a landlord break a lease?

My property has been up for sale, and I got a nice offer.  The buyer wants the downstairs unit vacant as a condition of sale, and the tenants just moved in Dec 1st.  How can I entice the tenants to move (before they finish unpacking) so I can sign the purchase agreement? Suggestions welcome!

I would also suggest having the buyer buy them out with additional non-refundable earnest money made payable to you refundable during closing.   This will protect you if the sale falls through and added insurance the buyer is serious and able to close.
