using airbnb on rental property

Hi

So I have a rental property that has 4 tenants in it (4 roommates). Since their is superbowl happening in my town I was thinking about listing the property on airbnb.

The tenants are willing to move out for a long weekend since they have families they want to visit outside the area. In return for me renting out the property on airbnb they will take 1/2 the rent and I'll take the remaining 1/2. So its win-win for everyone.

Questions

a) Are there any legal implications for this. I am guessing I need something from them in writing that they are fine with this arrangement and maybe I also need to provide them somehting since its not part of original lease

b) Is there too much headache with airbnb. Never used it before but willing to try.

@Roy Mitle I would search the forums for "airbnb".  There are many posts discussing this service.
