questions on the appropriate rent price

Hi Everyone, So grateful to being able to be here to contribute and learn. I bought a small one bedroom condo downtown phoenix. I currently have it rented out but i am unsure if i am asking enough rent for this area. Is there a reliable website i can compare rents in the area for. Also the condo unit has an HOA of $290.00 that pays for power,water, grounds maintenance. My second question is because it includes power in this fee, do i add it on top the the rent?

Rentometer.com and hotpads.  Call a few and see what is included.
