Month to month eviction?

Hey y'all! I found a property that is all rented on month to month tenants which is great... What is not great are the tenants. My girlfriend and I will be living in the property, and when we did our walk through, we were more inclined to try to find our own tenants after we move in. So my question is, since my pre qualifying letter is based on the income from the tenants, I want the leases for financial reasons. So when I move in, how hard is it to evict tenants on a month to month lease? I have heard horror stories on the BP podcasts but I don't remember them talking about month to month leases. If the current tenants are MTM, just give them a 30 day notice to leave. You don't need to give any reason.  Why would you need to evict at this point?
