evicting disabled

Hi everyone,

I am considering to get an investment property with disabled tenant. He was the owner but the house got foreclosed, so now he is staying there as a tenant with 2 year lease. He pays a way less than current market is. He is not friendly and I am afraid either he will stop paying the rent soon or he won't move out after the lease is up.  Would be the eviction process different because he is disabled? What should I be prepared for? Thanks!

I would say that the biggest problem might not be that he's disabled, but that he's the former owner.

He's already resentful and probably thinks that the house was stolen from him. So, if you have to evict him, you run the risk of having a judge be sympathetic to him and thinking of him as an equity holder etc.

I wouldn't touch this.
