Late payment

If you receive a full rent payment without the late fee included after you sent the pay or quit notice. Do you send the payment back when you demand the late payment fee, or keep the payment and just demand the late fee? Also when I demand the late payment fee again do I need to send another pay or quit notice? thanks

Keep in mind it is a business, it is not personal. There is a big difference between being firm and business mannered compared to being a jerk.
