Assuming you purchase a rental property in the name of your LLC, do you put the utilities (Gas, Electric, Water) in the name of your LLC or personal name? Is there an advantage one way or the other?


The utilities go in the tenant's name, except for periods of vacancy. Then, it should go under the name of the LLC (the owner). There's no point to having a LLC if you treat the property as if you own it personally.


I always put the utilities in the name of my company.
