Only Received Partial Rent
I have a tenant who has only paid partial rent one month, extra the next month, and is short again this month. My new property manager prefers to start the eviction process once they're 1.5 months behind, rather than right away. I'm looking for advice - I understand that it's best to serve a notice immediately if you haven't received a check by the no-later-than date (whether the 1st or the 5th), but what about when they're on-time but the rent is short? Thanks.

When the rent is short, treat it as if they didn't pay at all.
I have had bad experiences with tenants paying part of the rent. Accept the rent, then serve notice.
I now explain to my tenants that I serve notice immediately, and if they pay before I file it with the court (Landlord Tenant Board here), then they won't be evicted and won't need to pay the court filing fees.
