What is your policy on smoking and pets?

About to try to rent out my parents house for the first time. I'm trying to figure out what my policies should be. It's a single family house in a quiet suburb. Will I have trouble getting a tenant if I refuse pets? Or smoking?

I dont allow pets that smoke .
