Hello BP! Anyone own, operate or have had experience with mutual-family properties in Victorville, California? Any advice-yeah or nay? Thanks.

Hi Jorge - Victorville and surrounding high desert areas have good potential for higher returns in multi family properties.  The high desert has not yet caught up to pre-recession levels and has a good amount of appreciation to be realized over the next five years. 

We currently own two multifamily properties in Victorville and have brokered many over the years. The newer properties and neighborhoods tend to bring A paper tenants but smaller returns, while the older neighborhoods and older apartment buildings offer higher returns but also come with a more selective screening process for tenants. If you have a diligent property management team you should have no problem doing very well there for the long term.
