Who rents in your neighborhood?

Question

Is there a way to find out which houses in a neighborhood are rentals and which are owner occupied?  I'm guessing there isn't a nice little tool like "www.here-is-a-map-of-who-owns-and-who-rents.com"...just wondering.  We are just trying to get an idea of the layout of a neighborhood in which we are about to do our first rental.  I've looked online and on here, but nothing jumped out.  Thanks for any help!

That's easy for me - - entire street is R2 (MFUs) and therefore they're all my competitors.

Often the tax records will shed light on if a property is owner occupied.

If you are able to pull up tax records, you can also check them to see if they are getting the homestead exemption or not, along with tons of other useful info, but it'd be easier to do what Jason said in his post.

I would suggest to start with realtor.com or trulia.com.  You can look to see what houses are rentals, prices that comps are renting for, look at crime reports for the area. Talk to a local realtor that already rents in that area (you can find them on the websites I mentioned above)  They can more than likely give you a good understanding of the area you are looking to invest in.  Hope this helps....Good Luck!
