Hiring A Property Manager- What do you look for?

What are some of the things you look for when it comes to hiring a property manager to look after your property? Is it the management fees, experience, online reviews, or something else?

Show your value, I know some here that offer 0% vacancy because they are that confident in their services they will eat the vacancy costs if one happens. They also charge 8%, but in my market rent is 1600-3000 for the average property so maybe it doesn't make sense in yours.

Credentials that include a higher standard of performance (Realtor VS real estate agent, member of Property Management Professional Organizations, such as NARPM, etc.  They will share affiliations so you can check up.  BBB status.

It's a big decision and too often we get new clients who have been burned pursuing the discount.

@Jeff Bridges Thank you! I will most definitely read those articles. I'm trying to figure out how to set myself apart from the competitors in my area so I was hoping to see if there's any insight from homeowners/investors as to what they look for when it comes to hiring a property manager... basically, what makes someone say I will go with this company vs that one.
