I am helping my step-dad rent his studio apartment in the Bronx. He owns a 3 family house.
I wanted to know what you guys use in terms of tenant screening, specifically to run a credit report and to pull up landlord tenant disputes/background check.
We use CBC Innovis to run credit reports on potential tenants.

I don't want this to sound like a plug but for our rentals we have been using the bigger pockets screener and have been very happy with it so far. Good Luck!
Use www.renterinc.com to request landlord references instead of faxing a request. It's free.

I've always used myrental.com and have never had an issue. They provide background search reports and tenant credit score, exactly what you are looking for and at a reasonable price.

@Anthony Hidalgo and @Ashlyn P. - I would be cautious of any "free" tenant screening. The data to provide a comprehensive tenant screen costs money, so if its free can you imagine the quality of the data? Some jurisdictions publish criminal data online so you can just search for them that way, but it's local to just that specific city or county usually. What if the prospective tenant lived in another state and had some felonies there?
Since tenants pay the screening costs anyways with your application fee, I highly recommend not skimping on the reports. Get a tried and true credit, criminal, and eviction report from a trusted vendor. Screening is not the service to skimp on.
@Chris Rosenberg I have actually found a very good tenant using the biggerpockets screening tool. It was only $35 and it includes Credit, Background, and eviction reports. I was very satisfied with the information it provided.
However, I would still be open to trying other screening tools mentioned on this post.
