Who maintains your rental's yard?

I have just finished getting our second rental rehab'd and we will be renting it within the next couple months. Our first was a townhouse which is maintained by the HOA. Do you have your tenant mow, weed, rake, etc? Do you hire yours out? This is in the greater Seattle area.
