Washer Dryer in or out

After sixth empty for awhile after an eviction we have a tenant. The previous tenant left a good washer/dryer set. The renter wants to bring in and use her own w/d. The last time I rented an apartment, the company would not let us swap out their set for ours citing liabilities etc. Our PM is adamant about letting her use her set. My wife sees it as a potential rent drop when (if) the tenant moves out. What do you think, leave in or take out?

I'm not sure why it'd be a liability for them to use their own machines. Just state in the lease that tenant provides their own washer/dryer and it is not the landlord's responsibility. Keep your machines in storage (or set aside in the basement there?) or something for the future.
