Rental deposit
The former owner did not request deposit, but if the current renter wants to sign with me, I can request deposit up front with lease correct?

Depends on the current lease agreement and your jurisdiction's landlord-tenant laws. But if tenant's lease is still in effect and no deposit was contractually required and the lease does not give you the ability to request a deposit, then you probably have to let the lease term run its course. If you are negotiating a new lease, absolutely get a SD.
