how to write a lease with a stream on the property

I purchased a property with a stream at the back of the property.  I am getting ready to rent it out and was wondering if I need to write my lease any differently because of worries of kids wanting to play in the stream.  Any thoughts and advice would be great. Thanks

     I think I'd just require renter's insurance, and ask your insurance agent what type of policy would be best.  And maybe include a clause in the lease that you have them initial separately, that says something about the fact that they acknowledge that there is a stream on the property, and they are required to act responsibly and carry insurance.

    Is the property fenced, so kids can't easily get back there to play?  If not, you might want to consider doing so.  Just to avoid being sued for an "attractive nuisance."  Which means that you have something on your property that can attract kids where they can get hurt - and you didn't try to avoid that situation.  Like having a fence around a swimming pool, etc.
