PM company dropped the ball

I was inform by my PM that a tenant is moving out an not renewing their lease. Fine I stated, they performed the checkout check list with PM. The tenant left a lot of trash but no major damage. This was completed on Tuesday, I came to drop off new locks/deadbolt at the PM office. After some chit chat the owner asked me about tenants deposit check. I ask her what did the tenant pay, she handed me the lease because she didn't have her glass. I noted it was only 535.00 and then I noticed something MAJOR. The tenant had moved out before the lease had expired! The lease is due to expire on 8/31/2016! When I pointed this out to PM owner the room got very quiet....

What should I do? The PM company clearly made a HUGE mistake. Im out of 3months of rent...should I charge PM company for my loss or go after tenants? 

Open to all advice....in NC

Decide if you want to keep the property with the PM, then focus on getting it re-rented as soon as possible.  If the lease allows it, keep the remaining deposit, but probably not worth going after more since move out was handled so poorly.  Ask the PM if they will compensate you for some of the empty days.  We try to take the emotion out and just move forward with a better situation as quickly as possible.  Stressful move outs are part of the real estate investing package.
