Prevent Renters asking for REFUNDS

I screen and list my properties way ahead of time to lock in a lease well before vacate period....  But with this much head time I fear the new signed leasee's will ask for a refund (after putting in deposit 1mo rent).

How do you prevent this? Is it stated anywhere this is non-refundable?
