How to determine market rent rate?

I have owned several single family homes in a small town in Ohio that rent for $585-$625. On some I have increased the rent after the tenant has moved out, but others have not increased. What is the best method you use to determine fair market rental rates?

Check out Gosection8.com it's not only for section homes it just gives an idea of what surrounding units are going for based on address.
