Tenant wants to do all repairs and some upgrades himself

Hi,

I have a SFH rented out to a nice tenant. He says he's pretty handy, and wants to do all the repairs himself, and he's also offered to do some upgrades to the house himself.

Some of the upgrades are in the backyard. Planting trees, and a garden etc. 

Hes even offered to change out the carpet himself at no cost to me.

I'm interested in seeing what your guys' opinion is on this.

I'm afraid he might repair something, and may not do a good job, and it'll bite in the butt years from now down the line.

No. This never ends well. Never.

He will feel that all jobs are worth an entire month's rent. You will feel that each job is worth much less. 

Just say no.
