Turnovers - Trim paint advice needed

We had a good number of tenant turnovers this year, which is fine, but it has kept us on our toes with repairs  and refitting the homes for new tenants. 

Up to now we have standardized the interior painting of all homes with egg shell beige color on walls and super white semi-gloss trim, the combo looks great when the unit is fresh but maintenance seems to be an issue. 

What we are seeing in a good number of cases is that the 'super-white' casement & baseboard trim is so dirty that it can't be quickly cleaned and requires repainting.

I'm thinking we should go with a darker color that doesn't look so abused after several years. I am open to recommendations.

In some places I will paint the walls a light beige like you and the trim a dark brown (the color I use is called 'Cocoa Puff' from Dutch Boy).  Usually if you use semi-gloss, however, the trim should wipe down well and not need to be re-painted.
