Tenant throws away another tenants things

Hey BP,

Strange situation in California I'd like to get your thoughts on. Say a new tenant was shown the wrong garage by the management company. Every garage has a key and a lock. If the new tenant went into what they thought was their garage and threw everything out who is responsible? Or is the tenant who didn't lock their garage responsible?

So a PM showed a new tenant what should have been a vacant garage, a full garage of the neighbors stuff?  Did it cross the PM's mind - Odd. This should be vacant.  Let me make sure this is the correct garage. Oh well.

The new tenant then threw out everything without a thought?

Stupid is not illegal, but it does have consequences.  The PM is at fault here, as well as the apathetic tenant.  Guess which one has a fiduciary responsibility to the owner?   The real estate professional needs to make this right.
