6 Family with no separate utilities.

Aloha everyone, 

Im considering putting in an offer for a 6 family property (25% DOWN) commercial loan that would cash flow instantly which is my primary goal. 

The only thing that bothers me is the fact that ALL utilities are paid by the landlord since gas and electricity are not separated.  My 3 family has separate utilities and in MA heat/cooling is a major cost concern.

The numbers still work but I am relying on the honesty of the sellers reporting of actual costs.

Any thoughts/recommendations?
