Policy and procedures

Just finished Brandon Turner's The Book On Managing Rental Property. GREAT book with a ton of good info, instructions and forms.  Will definitely make a huge difference in how I structure and operate my business. (NOT hobby)

I really need a policy and procedures manual in place ASAP. Re-inventing the wheel is way over rated so I'm here looking for help and ideas. Does anyone have a manual they would be willing to share? Or any suggestions on putting one together my self.

I would rather build a house from the ground up or spend a few hrs in a dentist chair than start from scratch on this on. Really, It's that bad!
