First property! Washer and dryer?
Hello All! My Husband and I just bought our first rental property for $45k. It has two, one bedroom units with washer and dryer hook ups. There are some areas that need attending, and upgrading. Having the ability to have a washer and dryer is a huge selling point for the area, as there is no laundry mat in town. My husband and I are torn between leaving the property with a washer and dryer hook up, or putting in a compact washer and dryer. My thoughts are to limit water usage, we should put in a small washer and dryer unit, to avoid tenants from putting in massive washers. On the other side, my husband is concerned that it will be an ongoing cost to fix and replace the units. Any thoughts and experiences on this matter would help! Thank you!

@Rebecca Lazzaro We have several hundred duplex units in our portfolio. We provide the tenants with the hookups, never the actual appliances and it works out rather well. The hassle and cost to repair those units or field tenant questions and complaints about them would outweigh any potential water savings you may get by installing a smaller unit.
