Long term rental vs. Airbnb

Currently renovating an up and down duplex in Denver.  Going to do a little house hacking and rent out the bottom unit (1/1).  Given the current rental market, trying to weigh my options between a long term rental vs. Airbnb.  Leaning towards an Airbnb given the significant rent that can be generated relative to a long term renter, but understand that vacany poses a big threat to potential cashflows.   Welcome thoughts on past experience in the Denver area in this situation.  Thanks!

Hey Kevin,

The laws for short term rentals are changing in Denver. You would need a license to operate Air BnB type rentals from December 2016 onwards. There is a clause of the short term rental property to be a primary residence only. It works for you but make sure you also get the license. It's an online process and is not costly to do so.
