Any homes under 50K in great rental markets?

Hi, I'm a new member to Bigger Pockets. I live in NYC but am looking to buy homes around 50k for rental income. What parts of the country are great to invest in outside of NYC? How do I find out if the properties would bring in rental income? If it's a desirable area, if I don't live there? Please point me in the right direction! Thanks, Flora
