Rental property Inspections

Hi, I am a new investor. I bought my first triplex in a small town in Massachusetts last year. When I bought the property it was rented out and I did a walk through with my tenants checking the state of each unit. The tenants signed off on our checklist. Now a year later, I wonder if I should do it again. I don't want to scare my tenants away but also want to keep the building from being destroyed. Sometimes I wonder if the tenants know I am particular, will they be more careful with the property? Any thoughts? What do other investors do?

You will hear varying opinions on the cycle of inspections and it may vary by property class. My 3rd party management company does inspections every four months.  They provide advance notice and check smoke alarms, air filters, deferred maintenance, for leaks, illegal activity and compliance with property condition terms of the lease.
