Showings while occupied with tenants

Hi all, I have tenants whose lease is up end of Sept and they asked to change it to month to month since they're new place will be ready either end of Oct or end of Nov. I have agreed and that's based on our lease doc. I have started advertising and have some interested people who like to see the house. I have given 24hr notice to my current tenant for showing and they want to be there each time a potential tenant comes to see it. They are saying it's inconvenience to them. I am trying to group people so that I can minimize the traffic but not sure how that can work without me losing a potential good tenant trying to schedule it for when they can be there for me to show. Their reason for wanting to be there is of course safety (what if they come later and steal our stuff later) and I respect that but what is the effective way of handling this? thanks for your thoughts in advance!

You are not at MERCY of the current tenant. You have the right to show the house/apartment with a 24 hour written, proper notice of showing appointment, should be in writing, put on entry door to house. with date & time between hours of 9 am to 5 pm, which can included weekend appointments.  If you choose you can text them or email to give them a reminder your coming,  but, expect to find security chain on if they don't let you enter. Let them know the sooner you show it the sooner they will not be disturbed again. Sounds more like where they are moving to, has the potential for being delayed and they don't want to live in their car. They would rather you not rent the place out so they'd have the option to stay if needed.  

Included in the showing notice, that they do not need to be home. 

Safety concerns??? tell them, you pre-screen applicants, which includes getting proper verification by seeing photo ID before you show new tenants the house, and you have written down contact and names and phone numbers of those applicants on your "appointment sheet "because you also want to also need to retain the information for Fair Housing Law" and keep that information for 2 years.
