@David Goings , I am moving to to your area in a few months for Infantry School, estimated 10-12 months. I am looking for a 3/1 or possible 4/2 in the Benning Hills neighborhood (closet to Fort Benning the better). I plan on living there and renting the other rooms to friends who are coming to Benning too. I'll live there a year making improvements that raise value and then turn it over to a management company when I leave or sell it. Would love to connect and find out what you know about the area, lenders, property inspectors, property managers, and agents. Thanks in advance for your time and help

@David Goings , I am currently looking at an 8 unit in Columbus, GA it is currently managed by Bickerstaff Parham. Any opinions on them or who may be a better option.

Stephen, I noticed you are in Alpharetta. So am I! I had a deal fall through on a 76 asset performing portfolio of in-town assets. The deal fell through because the buyer's board ultimately balked at the presence of some Section 8 leases. It is available and has a Gross CAP of 14% at a purchase price os $6MM. There is a colony loan on the properties right now which is assumable if Colony will qualify you. Assuming would reduce cash out of pocket and lower the purchase price by allowing the seller to forego paying the YSP at close. If you are looking at portfolio's in metro-ATL I have experience with these trades and can get you quality product. I have sourced/brokered/underwritten SFR portfolio Trades for Broadtree Homes, Invitation Homes, Progress Residential and others.

At the time I made this post I was considering purchasing a portfolio of SFR's in Columbus and was doing my due diligence on the market, but ultimately I did not buy.
