Rental Advice for new college grad

Hi, just wondering what type of properties two recent college grads, with about 40K in saved money can invest in (in terms of rental/student housing), in order to start acquiring properties while also working at our full time jobs.

@Chris Seveney @Madeline Burke I plan on doing a buy and hold on the property. It would primarily be renting it out to college students at Binghamton University. The university is supposed to be growing a lot and has a 20 by 20 initiative set in place (20 thousand students by the year 2020) and currently has only around 14 thousand. I am more interested in what type of metrics to use when looking for a property and what kind of properties I should be looking at. Thanks.
