How do you evict someone renting a room?

A client of mine specializes in renting rooms in SFH to college students.

He takes a 3-5 bedroom home and just rents each room out to a student and they share the kitchen, restrooms, etc. 

I have evicted people from an entire unit or home multiple times but what are the rules and process for evicting someone from a room they rent? Same? Different?
