We have received seven applications for a new rental house we bought. Three of them seem equally strong on paper but one family stands out to us. How do we decline the other applicants without getting into any legal trouble?

Never tell any applicant why they were rejected. Simply contact them and say that you are sorry to inform them that their application has not been approved. IN the event they question as to why simply tell them you have chosen a more qualified applicant and for privacy reasons may not provide any farther details..
