BRRRR and Cap Rates

Hi folks, 

I wonder how much you consider Cap Rates for a rental when using BRRRR. I suppose if ultimately you can stomach the risk, and your investment turns out to be 0 bucks... who REALLY cares if your cap rate is 10 percent or 5 percent. Free rent is free rent, right? As long as the risks are generally covered.
