Stuck - First investment property

Hello!

Does anyone have any helpful stories on how they have found their first investment property? I am searching for a duplex and currently planning on living in one unit and renting out the other. I am also pre-approved for a loan.

Lately I have been having some trouble finding good duplex opportunities. For the past few months I have been searching the MLS, driving around, wholesalers email me but within days the deals is already closing and I plan on going to a REIA meeting next month, but I have not found anything that meets my criteria. My Criteria: Currently seeking a property that is in a B or C neighborhood(not looking into specific neighborhoods), 1 or 2 bedroom units, duplex or triplex, under $175,000, with a net cash flow of $100 and ok with doing minor repairs...

Any tips for finding duplex deals in a competitive market??? Any feedback is appreciated!!!
