Brooklyn commercial rental pricing help

Hi everyone, I am looking to rent out a commercial property to a corporate retail chain. Just wondering how go about pricing out monthly rental rates when doing this. I've checked out LoopNet for similar rentals in the area and surrounding areas. If anyone could share some tips it would be much help! Also, if anyone can offer any tips/advice from experiences with commercial rentals that would be awesome as well! Thanks in advance!
