Buying First Rental Property, anything helps

BP, what's going on?  

So here I am getting ready to invest in my first rental property. What do I need to know? What kind of lona should I use? Should it be turnkey or should it need a little work? 

I am not sure what i will qualify for but I have just started the process. Anything to get my feet wet in the investment game and then more then likley use the BRRRR method to continue the process.

Any advice for a first time buyer on what to look for and/or what to avoid?
