I have had some issues with tenants not sending forwarding addresses.

How do you handle this?

@Steven Segal , your duties as a landlord include a reasonable attempt to return the security deposit within the prescribed time set forth by your states landlord tenant laws.

Make sure the envelope has a very clear postmark date - I like to use the self service kiosk at the post office which prints out a very clearly dated stamp. A few extra minutes spent on something like this in these specific cases is well worth it.

Send to the address you have for them. If they didn't give you a new address, that's not your fault. If they didn't file a change of address with the post office, it will arrive at the unit you rented to them. Collect it, put it in a folder, and move on with your life.

The clearly-readable postmark will be your proof that you made a reasonable effort to comply with the law.

I don't know how long you have to keep it, but an envelope doesn't take up that much space.
