GOOD Maryland Property Manager Recommendations?

Question

I am a REALTOR in Maryland and listing a property for rent.  My client has asked me to help her find a good property manager for her home.  Unfortunately I only know of property managers that I have had BAD experiences with and know NOT to recommend.  Can anyone recommend a good property manager who serves southern Maryland? Or on the flip side can anyone tell me other property managers in Maryland I should avoid?

All you need to do is run the numbers that they're charging you. Then ask, if I could make that commission times 50 with 50 times the work and do 50 times the work I do on my portfolio would that make sense? Could I afford employees, office space, etc etc. Evaluate that against the amount of work you're expecting them to do. It's a problem of expectations. You just aren't going to get all that much service for $80/mo. You will have the apparatus there to handle everything when you need a manger - tenant defaults, repair issue, leasing etc. They will handle those issues for you slowly, but they will get done. Not as fast nor as well as you would have done, but they're working for 8% of the pie. The rest of the time they don't do much, because they can't.
