5 Day Notice and Eviction in Arizona
Hey,
I have a rental in Phoenix and my tenant has not paid on time once. She has every excuse in the book. I told her last month she had to be on time or we would start the eviction process. A week later a got a letter in the mail from a lawyer saying that there were things in the unit I had not fixed and that the tenant wanted to be released from her lease. I emailed her and told her if she wanted to leave she could. Her response was that she would stay and pay the rent until she found a place or until her lease ended. Well, today is the 12th and not only did she not pay I have not heard from her at all.
I live out of state and my realtor has been managing the property for me. She posted a 5 day notice on the door of the unit last Wednesday. Is that an acceptable way of serving the notice or does it have to be certified mail? I am hearing a few different things about this process.

@Jackie Sturniolo I would do a certified mail as well. Tenant may claim he/she was not home during 5 days notice. Do what is legally required.
