What Property Management System do you use?

Hi All,

We own several properties in Omaha, NE and a couple turn key properties elsewhere. We are currently managing our own properties in Omaha. What system do use or recommend? We developed spreadsheets that work great the first couple years but now that we are getting a lot more properties we believe it may be beneficial to move over to an actual system.

@Ron Kwiatkowski - I have used quicken rental property manager, buildium, propertyware, and appfolio.  Buildium is hands down my favorite, for it's overall ease of use and reporting functionality.  Quicken is second favorite but I have the 2015 version which is super buggy and sometimes double imports transactions and screws up past reconciliations so I phased it out this year.  I hate appfolio's reporting and their team are basically stalkers, I can't get them to stop calling me after over a year of asking them to stop.  Propertyware is the biggest piece of garbage IMO.
