Has anyone used a service like EvictionRecords.com?

Has anyone found any kind of useful eviction database?

Not sure if services like this are accurate or how useful they might be, but I thought if you had a searchable history of tenants that have been evicted, you could potentially avoid them or charge them a higher deposit. My guess is that if someone has been evicted in the last 2-3 years they are pretty likely to repeat that behavior again, or at least be something to be cautious of.

I use NTN National Tenant Network ntnonline.com for screening potential tenants. You can select the depth of the background but it does include evictions and criminal background. I found it to be very good for screening. I have not used the site you are describing.

Are these subscription type services where you get unlimited checks or is it a pay-per-inquiry?

Sam you can select the depth of the background.  I have very happy with it and it gives me a comfort level s I can make an informed decision.  They do a lot of background checks for employers as well.

I'd be surprised to see a comprehensive nationwide "one stop shop" for checking eviction records. I don't believe my county reports to anyone and the records here need to be retrieved manually. I'd be interested to see if they are included in a national search. I'd be happy to supply names of some known evictions to see if they are showing up on the bigger searches.

@Kenneth Garrett, thanks for the recommendation. Does NTN search nationwide on your prospective tenant, or is it state to state? Follow-up question: does the search seem to be comprehensive enough to where you feel it's searching all court records fully?
