What Are you Paying for HVAC Replacement

Question

I own 2 properties and am actively looking to add my third.   As I further my knowledge of real estate I am finding that HVAC replacement is a game changing expense.  I would love to hear how much people are paying for HVAC replacement.  I am buying SFR that range from 1500-1800 sq feet which most of them need a HVAC replacement including duct work.   Any input on this topic would be greatly appreciated!!

We paid about $6,000 for a brand new HVAC with new duct work, but it's because we have a guy who does side work outside his regular HVAC job.    The guy is not  the most professional, so what we save in $$, we  pay in stress, so it hasn't been the most enjoyable experience.     I have also heard of a company charging around $7,200.     I think an estimate of around $6K-$9K is the ballpark.

I have two main guys. I have used an unlicensed guy for smaller work under my own license( I was licensed no longer)

The hassle is if my regular guy is busy if have to use the hassle guy.  Hassle guy takes a month what my main guy would do in 3-4 days.  He does good work though so I can't say he's bad.  He only uses carrier so that part can be expensive.  I usually use Goodman gas units with 2ton compressor and that's 7500.  The carrier are 9k. They don't use gas they are the newer inverter heat pumps.

I have been quoted around $9,500 with a reputable company.  I also know of "a guy" who will do it for around $5,000 - $6,000 and tells me it's easy.   Can you elaborate on the hassle you have experienced?  Linda D.

It all depends if its gas or electrical. A 2.5 ton HVAC unit replacement (inside and outside unit) runs us 3.5k - 4.5k per shot. It's no fun when you have a bunch of them kick the bucket. You need to be sure you have a trustworthy mechanic that does not just replace systems at a drop of a hat, as you can replace every part of the system. It only matters when the cost to replace a part is more than the unit. Normally the coil is the deal breaker when it comes time to buy a new one. When you do replace one, get a system that has a 10 year warranty, and forget all that 2-stage madness, as it's only more cost to you when it breaks.

Also, sorry for the extra posts, but let me just say.. HVACs are no joke, and can be a GIANT headache ($$$$$) if done incorrectly.   My finance thought he was getting a bargain by having a guy do it... BIGGEST headache ever,   he paid $5K for the upstairs system, but we ended up having to replace it, which cost us another $3K..   Every HVAC guy said it was the "worst thing they've ever seen done" ... we tried to report the guy, but he isn't licensed-- what's worse-- he's on Angie's list and also preys on people in the church, and pushes his religion so people think he's good!  SCUM!

Lesson being... make sure the guy is licensed with the state before hiring anyone on the cheaper end.     Pay for quality and knowledge.

HVAC system with ductwork would range $5-7K around here, depending on the extent of the drywall tearout.

Just unprofessionalism, I mean I guess the saying is true "you get what you pay for."    He leaves the HVAC trash, calls at anytime,  forgets XYZ, and we have to re-order stuff,  and has this idea that he's doing us a huge favor, when he's not.     We think he's bipolar, because when he's on his meds, he's the nicest guy... but it's pretty obvious when he's not, because he can be a real dick.

With that being said, I feel like he's incredibly competent and knows the systems very well, so we keep him because his quality of work.

Found a great company around here that did a new install inside unit and outside, cleaned the ducts and sealed them, for $5,500.  Only a 1200 sq. ft. house.  Have another that is around 2100 sq. ft. and had a quote of $6,000 due to better compeition in the area - will have that one installed mid next month before it gets too hot.
