For New Investors and First Time Landlords, what is your biggest question or concern?

Are you worried about calls at 2 am? Evictions? The time it will take to manage your property?

I am working on a resource for new and savvy investors and want to be sure I am answering the questions you have, not the questions I THINK you have.

My biggest concern is the lack of affordable housing in our city for folks who have led a good life, worked hard during the years they could, contributed well to society, and are trying to survive on small pensions and social security retirement income.

We are doing our best to keep our rents affordable and our senior tenants independent in their homes as long as they are able. Unfortunately, we've seen a surge of big-time investors from out-of-town buying up properties in our town and raising rents to sky high levels. Folks are really hurting here. The fabric of our community and livability are changing.

As demand for real estate increases, our property values rise and so do our property taxes, which makes it even more difficult as a buy-hold investor to meet the needs of the people we are trying to serve. When we need to raise rents and people can't afford their homes any longer, they will vacate and move-in with other family members or they will invite other family members and/or friends to move-in with them to share costs. Their quality of life will be impacted.
