New Member rental purchase questions

I want to say thank you to BiggerPockets. I have been trolling for awhile now and have already learned so much from the site.

I currently own one rental condo, and have had it rented out for about 4 years now. Very happy with it.

I am currently at a point where I want to really grow my business. I have a good sense of what it is like to be a landlord and work the rental property.

I have been looking for a property to purchase and hold. My thoughts are looking at multifamily or condos that are already occupied with renters and can show a good rental history.

What are things to look out for with this strategy? 

Should I assume there is something wrong with either the property or the tenants?
