Security Deposit and Carpet

So here's the situation, carpet in tenants apartment has stains everywhere and since they have a dog I'm assuming it won't come out. They will be leaving soon and if I get the carpet removed and replaced with vinyl, how much of the cost do I take out of the deposit? Would it cover just the removal of the carpet or the entire replacement/installation of the new floors?

That also depends on the length of the tenancy. If they move out after 10 years, you will have a had time explaining to a judge that a replacement is beyond normal wear and tear, assuming the tenants would haul you into small claims court. On the other had, ruining a carpet in 2 years is damage that needs to be repaired. I would also be interested to learn at what age the transition from damage to normal wear and tear occurs.

Also, if you have a good carpet cleaning company, you will be surprised what all they can extract from your carpet.
