Rhode Island tenant or landlord Friendly?

I am a mass investor looking to rhode island  for some potential investments .  wanted to get some info as the landlord tenant laws and how they Favor one over the other .  also for those that are currently investing what areas are you seeing the most potential.  Lower crime ,professional tenants . and best cash flow potential.   I am have been looking at areas of pawtucket , Providence, but really open to learning more about the different markets and pros and cons to each.   thank you any positive input is greatly appreciated

Tony, my understanding is that Massachusetts is much more biased toward tenants, whereas Rhode Island is pretty evenly fair to both tenants and landlords. One good summary of the various laws is the RI Landlord Tenant Handbook and you can view the laws themselves at RI General Laws Chapter 34-18.
